Dave was punctual, professional and knowledgeable, friendly and made us feel safe and took the time to answer all our questions and explained to us what to expect. He kept our home clean during prep, treatment and when he completed his work. He came on very short notice and did a wonderful job in our home neutralizing volatile organic compounds (both the voc smell and chemical toxic side effects) from grout solvent based sealer that had seeped throughout the house , all our belongings, and hvac system . Thank you!Posted on Google Devi PatelTrustindex verifies that the original source of the review is Google. I literally tried so many things to get rid of the smoke smell in my car for years and nothing worked. It would just linger in the air vents and make my hair smell like smoke any time I turned on the AC. Then Dave came and my car smells like new again! It was so easy to do and I’m so happy with the results! I’m just upset I waited so long to call them. 10/10 recommend.Posted on Google Christi ReayTrustindex verifies that the original source of the review is Google. I had to trade in a car for one that smelled like someone had smoked in it. I am super sensitive to smells and get migraines easily to boot! I was worried about toxicity from ozone machines since I have had cancer and am very concerned with chemicals. So, I took a chance on Master Germ. The owner is so polite and helpful. I was worried at first because I could smell both the old smell and chlorine for quite awhile. The owner was great about responding to my concerns. We both realized I am ultra sensitive to scent and he explained it could take 14 days for someone like me to notice longer smell the chlorine. I finally left the trunk open an entire day since the smell was dominantly in the back. Almost to the day, 14 days later I couldn’t smell it any more. It smells like a normal car now! He told me he is was willing to come back and redo it at any time is I wasn’t satisfied. He was honest, helpful, and super responsive. It is a bit more expensive than some who claim to remove smoke odors but it is beyond worth it. To me ozone machines don’t really remove the smells. My car smells and looks clean after all of his work. Don’t hesitate to use them—-it is way better than any other system!Posted on Google Brendon FriedmanTrustindex verifies that the original source of the review is Google. Turnover makes it worse, because every new tenant inherits whatever soaked into the building from the last three or four. Add a resident population that skews young and mobile, high pet counts in rentals, and lease dates that all land in the same two weeks of summer, and Tempe ends up with more odor and germ buildup per unit than a comparable owner occupied neighborhood.
Cigarette and cannabis smoke is the single most common odor complaint we get from Tempe landlords, and it is the one that costs the most in lost rent. Smoke residue sinks into drywall, carpet padding, closet shelving, and the inside of the air handler, so paint and new carpet alone will not stop the smell from coming back. We run ozone treatment and thermal fogging so the product reaches the same porous material the smoke reached. The result holds permanently, which means you are not re treating the same unit at the next turnover.
This is the package most Tempe property managers put on standing order for turnovers. We clean the unit and deodorize it in one visit, so surfaces, carpets, cabinets, and air all get handled before the walkthrough instead of in three separate trips. It works for a single vacated bedroom in a shared student house or a full block of units emptying the same week. Managers with recurring volume get scheduled slots in advance so August does not turn into a scramble.
Beyond smoke, the odors we pull out of Tempe rentals are pet urine in carpet and padding, garbage and food smells left in a vacant kitchen, musty air from a unit sealed up for weeks, and mildew around old tubs and swamp cooler pads. We find the source instead of fogging the room and hoping, because odor left in the padding will come back the first hot week. Vacant units are actually harder than occupied ones, since stagnant air lets everything settle. We treat the source material and the air together.
Disinfection is the call to make when a unit has to be handed over clean rather than just looking clean. We treat vacated apartments with hospital grade product before a new tenant signs, which matters most in shared student housing where four or five people use the same two bathrooms. The application leaves residual protection active for up to 90 days, so coverage carries through move in week and the first month of the lease. We also handle post illness treatment for occupied units when a household reports something spreading.
For occupied buildings, sanitizing is the ongoing service that keeps common areas from becoming the weak point. Mail rooms, laundry rooms, gym equipment, elevator buttons, stairwell rails, and leasing office counters get touched by hundreds of hands a week in a Tempe complex. We set a recurring schedule around your quiet hours so residents are not stepping around equipment. Buildings on a regular schedule field far fewer resident complaints during illness season.
Germ removal is the room by room pass over high touch points that a standard turnover clean tends to rush. In a rental that means light switches, blind pulls, closet handles, cabinet fronts, appliance handles, thermostat, and every bathroom fixture. Furnished and short term rentals need this most, since remote controls, drawer pulls, and shared kitchenware move between guests constantly. This work targets bacteria and viruses, and it is separate from anything odor related.
